02 Understanding
Before we build, we understand.

Every building is holding a history, and some of it sits behind the walls — a house from the seventies, a storefront that has been three different businesses, a suite the last owner reworked over a weekend. We look properly before we promise anything, because most of what a project will cost is already there.

A renovation happens around somebody's life. A family cooking in a kitchen that is half gone. A shop that cannot afford to close for a month. Neighbours on the other side of the wall who did not choose any of it. Knowing who is living with the work changes how we schedule it, and often how we do it.

Every project has edges. A budget that has to hold. A lane too narrow for a delivery truck. One bathroom between four people. A business that opens at nine whatever we are in the middle of. We would rather meet those in the first week than the sixth — named early they shape the plan, found late they interrupt it.

Sometimes the thing you came to us for is not quite the thing worth doing. A wall that could come down. A room doing a job it was never any good at. A layout that has been working against you for years. We will say so when we see it — and say so just as plainly when the plan you arrived with is already the right one.
